Annual Furnace and Air Conditioner Maintenance Plan

This plan features one furnace and one air conditioning maintenance visit per year. We’ll provide a written report on the system’s performance as well as a high efficiency, 1-inch filter (a $12 value, any specialty filters will be an added cost). You will be placed on a priority list for emergency calls (we will be out within 24 hours). All equipment failures will be diagnosed for free (a $95 value). You will also receive a 10% discount on all repairs and equipment replacements.
Your cost: $160 per year (regular price for this service is $89 per system)
Air Conditioner Only Maintenance Plan
This plan features one tune-up in Spring for your Air Conditioner and includes a written report on the system’s performance along with a high efficiency, 1-inch filter (a $12 value, any specialty filter would be an added cost). You will be placed on a priority list for emergency AC calls (we will be out within 24 hours). All AC failures will be diagnosed for free ($95 value). You will receive a 10% discount on all AC repairs and all AC equipment replacements.

Furnace Maintenance Checklist
- Inspect motor, bearings, and performance
- Look for cleanliness of system
- Test all electrical components
- Inspect and clean flame sensor
- Clean the burners
- Inspect flue pipe
- Inspect heat exchanger (with camera)
- Perform carbon monoxide test and analysis
- Inspect existing carbon monoxide detectors
- Test gas pressures and adjust (if needed)
- Inspect combustion air
- Inspect and replace humidifier pad
- Inspect U.V. treatment (additional cost for bulbs)
- Inspect air filtration (1-inch MERV 8 filter provided)
- Check temperature rise
- Inspect duct seal
- Inspect thermostat
- Wipe down and vacuum furnace, tighten all connections
- Inspect evaporator coil (if you have one)
Air Conditioner Maintenance Checklist
- Inspect evaporator coil
- Inspect the filtration system (1-inch MERV 8 filter is provided)
- Test all electrical components
- Hose off condenser unit
- Inspect outdoor fan motor, bearings, and blades
- Inspect crankcase heater
- Inspect terminals
- Inspect contactor
- Inspect service disconnect
- Test refrigerant levels (super heat or sub cooling)
- Measure temperature split
- Tighten all electrical connections
